Signs your roof needs a repair
Most repairs we do start with one of these:
- A water stain on a ceiling or wall that shows up after rain
- Shingles in the yard, or a bare patch you can see from the street
- Granules collecting in the gutters
- Daylight or damp spots in the attic
- Rust or lifted edges around vents, chimneys or skylights
What the inspection involves
We check the roof surface, flashing, penetrations, gutters and the attic side. Every finding is photographed so you can see it yourself. If the roof is near the end of its life, we'll say so and price both a repair and a replacement.
Repair or replace?
A repair makes sense when the damage is local and the shingles around it are still in good shape. If problems are spread across the roof, or the decking is soft, a repair is money spent twice. We'll tell you which one we'd choose for our own house.

How long does a repair take?
Most repairs are finished the same day they start. Larger repairs or decking replacement can take a second day; we'll tell you in the estimate.
